Mount Ephraim is a beautiful family-owned estate in the heart of the Kent countryside. For over 300 years the Dawes family have lovingly cared for the house and gardens and today they present one of the breathtaking spots in the south-east of England. Ten acres of classical gardens lie within an 800-acre farm with stunning views of the surrounding countryside.

The gardens are open to the public from April to September on Wednesdays to Sundays and Bank Holidays. Sitting at the top of the hill is the late-Victorian manor house with its impressive sweeping staircase and stunning reception rooms available for weddings and private events. The West Wing Tea Room is open for garden visitors and available for private hire too.

We also have fantastic accommodation options including our five B&B Guest Rooms and our Garden Wing holiday let sleeping 12. Mount Ephraim's beauty is romantically historical in nature. But while the family is careful to preserve that traditional heart to the estate, we do not restrict ourselves to the sedate and reserved.

Mount Ephraim Country House & Gardens is a privately-owned family home comprising of over 800 acres of woodland, pasture and a fruit farm.
At the heart of the estate lies the main house and gardens with stunning views over the surrounding countryside.
In the ten acres of enchanting Edwardian gardens, terraces of fragrant roses lead to a small lake and woodland area overlooking orchards.
A wide collection of spring bulbs and many beautiful mature trees are other highlights.
Whether you want to picnic by the lake, explore the arboretum, or stroll through the rose gardens, there is something for everyone and no two visits are the same.
Mount Ephraim Country House is a late Victorian Grade II listed manor house.
It was originally built in 1695, rebuilt in 1878 and then extended in 1913 when the West Wing was added.
Five guest B&B rooms, aptly named after their former inhabitants, are now available to book with breakfast.
All are beautifully decorated with flat screen TVs, tea and coffee making facilities and hairdryers.
The Garden Wing holiday let is also available to rent for the weekend or longer.
This six double bedroom wing features an open plan kitchen/diner, large living room, separate snug and games room with a full size snooker table.

From the spectacular views of the gardens and estate, to the elegant sweeping staircase leading into the main hall, we can offer you a memorable experience to make your big day extra special.
Only an hour away from London, we are a very short drive from Canterbury, Faversham, Sittingbourne and Whitstable and offer something unlike anything else in the area.
For a reception in the house we can host wedding breakfasts for up to 100 in our beautiful dining room.
Based in the West Wing of the house, our Tea Room is open for garden visitors on opening days and available to hire at any time of year for private events.
Our tasty menus and cakes are created by our Manager, Amy, using locally sourced produce wherever possible and fruits from the Mount Ephraim farm.
Our Tea Room is open for garden visitors from 11.30am until 4.30pm on Wednesdays to Sundays and Bank Holidays between April and September.
We offer light lunches, home-made cakes, freshly baked cream teas, ice creams, and hot and cold refreshments from our West Wing Window to take away and enjoy on the terrace or in the gardens.

Joe's Bows operate their experience days at Mount Ephraim but are a separate company to ourselves and we do not have details of individual bookings with Joe's Bows.
