We are a family-run 4 Star Gold accredited Visit Scotland and Michelin Guest House offering hotel standards with a personal touch. This Victorian former Manse is set in a beautiful countryside location directly on the coast with magnificent sea views across the Cromarty Firth. Fitness tracks and signposted walks with information boards are also directly on our doorstep.

Kiltearn House provides the perfect start or finish to your North Coast 500 adventure! We are only few minutes from the A9 but with perfect tranquility and just a 20 minute drive from Inverness. Set in the area known as Ross-Shire, this is where you see the Highlands as you would imagine it. Winding roads, rugged ever changing landscapes, natural beauty and friendly locals.

If you are able to extend your stay we can offer trout and salmon fishing packages, dolphin viewing, local tours and other bespoke attractions. The spacious and airy twin room looks out over farmland onto Ben Wyvis and along the shoreline towards the Cromarty Bridge.

Kiltearn House is located on the foreshore of Cromarty Firth, 1.5 miles from the village of Evanton which is situated off of the A9, 17 miles north of Inverness.
With only 5 bedrooms plus the self-catering apartment, guests can enjoy peace and quiet and get away from the stresses of everyday life.
From the time you walk through the front door into the magnificent hallway you can start to soak up the tranquillity of the house.
There are fabulous views from all around the house, both from inside and outside.
Relax and enjoy a leisurely breakfast in the conservatory, with magnificent views across the Cromarty Firth and gardens.
In the colder months, guests are invited to have breakfast in the dining room.
There is the option of a cooked breakfast, where guests are invited to make their selection the night before using the order sheet so we may prepare for the following morning.
Our Aga cooked porridge is made using a special blend of Scottish ingredients, served just how you like it.
Our bacon and award winning sausages, black pudding and haggis are cooked in the Aga- we do not fry any of our breakfasts.
Our cosy dining area and conservatory with views across the firth are open to non-residents every Sunday and bank holiday Monday.

Evanton offers an ideal base from which to explore the Northern Highlands of Scotland.
We are situated at the start (or finish) of the very popular North Coast 500 route.
Local road maps show that there are many minor roads that lead from the main roads so if you want a days walking or just a leisurely drive through glorious scenery there is this network of these minor roads that makes the whole area easily accessible.
Although described as being on the East side of the Northern Highlands, Evanton is situated on the narrowest part of Scotland where it is only about 50 miles from coast to coast, so a trip to the west coast and the Isle of Skye is possible in a day.
